How Much Reaches the Investor?

The Apartments Are Performing. Is the Investment?

Here's the distinction.
A property can create value through renovations, higher rents, and stronger operations. But the cash available to investors depends on what happens next: operating costs, financing, reserves, and the deal's distribution terms. Property performance and investor returns are not the same calculation.

Follow the money

Rental revenue is the starting point.

Operating expenses determine net operating income. Debt payments, reserves, and other capital needs affect how much cash remains.

The investment's governing agreements determine how available cash is allocated among investors and the sponsor.

That's why growing property income doesn't automatically translate into growing investor distributions.

Follow the money

Rent collected is only the start.

Property revenue moves through operating costs, financing, reserves, and deal terms before it can become investor cash.

02

Operating Costs

Investor Cash

What investors ultimately receive under the deal terms.

05

Deal Distribution Terms

The agreement determines priority and allocation.

04

Debt + Reserves

Financing and capital needs absorb additional cash.

The distinction: property performance and investor distributions are not the same calculation.

Illustrative example only

Where could $100 of collected revenue go?

Revenue collected $100
Property operating expenses -$40
Net operating income $60
Debt service -$25
Reserves and capital needs -$10
Cash remaining before other deal-level costs and investor allocations $25

The property collected $100. In this hypothetical illustration, only $25 remains before other deal-level costs and the partnership's distribution terms determine what investors actually receive.

Hypothetical illustration only. These amounts are not industry averages, forecasts, or representative results. Actual economics depend on the property, financing, reserves, fees, capital requirements, and governing deal documents.
